West Oahu can be broken up into two distinct regions: the Ewa Plain and the Leeward side. The Ewa (pronounced E’ VA) Plain consists of Ewa, Kapolei, Makakilo, Royal Kunia, and Ko Olina. The Leeward side consists of Makaha, Nanakuli, and Waianae.
People live in Ewa tend to do a lot of driving, since they typically work in Town. There is one way in and out of Ewa to get to Town, which can lead to some of the worst traffic on the island. Despite the heavy traffic, the homes are bigger, newer, and so is the infrastructure. Because of this inconvenience and larger supply of housing stock, homes in this area can be quite a bit less expensive than the same home in town or East Oahu.
Despite the natural beauty of the Leeward coast, it does have a bad reputation because of higher crime and generally run down nature of some of the homes. This combined with the fact that it can be an even longer commute into town than the Ewa Plain means that real estate here can be much less expensive than anywhere else on the island. For investors, this could represent an opportunity to find that rare property that can produce a positive cash flow. Furthermore, there are some nice areas such as homes around the Makaha Country Club and Mauna Ola Estates.
